B-Hive from competition to marketing placement
B-Hive from competition to marketing placement Its been another great year for the B-Hive competition, and as the 2014 award winners were announced this week we thought it was time to share the creative journey of our very own Ben Smith, who was announced the overall winner in the marketing category in 2013. Following a successful presentation to a prestigious panel of judges, Ben was offered a summer placement with a high-performing SME and is now confident about realising his career aspirations post-Warwick. Read his story The road to success The competition asked us to write a marketing plan for the hypothetical release of a new virtual learning environment designed specifically for those wishing to enter the creative industries. I gave myself a weekend to complete my 30 page marketing plan, however I got so involved that I spent an extra day. I soon realised how my modules at Warwick Business School had helped me produce a professional, concise and pragmatic marketing plan built upon sound rationale and evidence, which the judges really valued. After finding out I was one of five shortlisted to present our marketing plans to a panel of judges I decided to ditch PowerPoint and began designing a Prezi presentation (which later would work in my favour). After much practice, I arrived at the beautiful Fazeley Studios in Birmingham. I was invited to begin my twenty minute presentation to the judging panel â" a selection of representatives from prestigious midlands companies. Throughout the process, I used knowledge gained from WBS modules and also books Ive read in my spare time. For example, I incorporated ideas highlighted in Mark Earlsâ Herd and Martin Lindstroms Buy-ology, (both I would wholeheartedly recommend to anyone interested in marketing or advertising). Although I was unable to attend the awards ceremony, I received a call from the organisers and discovered Id been awarded overall winner of the marketing category! I was ecstatic, my interest and hard work had paid off. However the real cherry on the cake was that the judge from First-Utility was so impressed that she has offered a paid placement over the summer. Standing out from the crowd The B-Hive Creative competition has allowed me to differentiate myself from others in many ways: one of the main benefits was putting into practice what Id learnt in marketing modules, gaining a real insight into what a career in marketing would be like. Similarly, the constructive feedback I received helped me develop my presentation style and deliver more âhumanâ pitches. The experience of producing a marketing plan in a safe environment was invaluable, and I can use this experience in the future when â" hopefully â" I will be creating real marketing plans in a commercial environment. Overall the best outcome of the B-Hive Creative competition is the certainty Iâve gained about my career choice: I know marketing is what I want to do. Reflections on my placement After a summer placement at First-Utility, I have gained a tremendous amount of knowledge and experience I can apply in the academic environment and beyond. What struck me on entering the First-Utility office, was how vibrant the place was: not what I was expecting! I soon let go of my preconceptions as I realised that First-Utility is no ordinary energy company. Although the company was only created five years ago, it has featured in the Sunday Times league of the 100 fastest growing private companies for the last three years. My role was split between assisting with internal communications and conducting a project for management on information sharing within the company. Both roles gave me a fantastic opportunity to meet heads of department, giving me a holistic view of the firm and the energy industry. I could see, first hand, the challenges different departments faced and how this relates to customer experience. On a visit to the call centre, I learnt about SalesForce which reinforced my belief in the clear business case for managing customer satisfaction. Throughout the internship I developed skills acquired through my degree, particularly relating to operations and marketing communications. I planned a campaign to spread knowledge of a virtual Jargon Library so that departments and new starters could learn technical language more easily, it was great to bring theory to life! Moreover, I learnt the value of time optimisation in meetings: life inside a fast moving company is busy and managers have very packed schedules. Working for an SME was great One of the advantages of interning in a SME is the flexibility and autonomy; for example, I conceived the idea of a buddy scheme for new starters to ease them into the office. After a quick consultation with my manager I was encouraged to pursue it further and I have since been told that my buddy scheme idea has been implemented. Great evidence of impact. I also enjoyed the speed and pace of change that you see in a smaller firm; one week the PR team created a campaign lobbying the government to reduce utility switching time. This was really exciting and it was great to see the firm was in all major newspapers: Sky News even turned up to the office! Marketing: here I come! At the end of the internship after I presented to management my findings, work in progress and future recommendations. I reflected on how the B-Hive competition, work experience and knowledge gathered at Warwick have impacted my future career aspirations. Although I am yet to decide which area of marketing to head into post-Warwick, I do know that Ill be looking for roles in which creativity and data analysis are combined to create new and interesting outcomes.

The property will appreciate for an eventual sale, and youâll gain tax deductions connected to real estate property. Yes, all these things can happen â" but real estate investing can be complicated and unpredictable. Itâs never more complex and unexpected than when the buyers are new to the real estate investment business. Mistakes for the unwary abound. Here are five of the biggest mistakes real estate investors can make, and how to avoid them. Not Researching Enough Never simply purchase a property that seems like a good deal, or that youâre told will only be available for a short time. You need to research, make sure itâs in good condition and is at a fair price for the area. You also need to learn what your client base is like. Who are your potential renters? Are there enough to make sure your property will be fully rented? If they are commercial, will they be able to make a profit â" and thus pay rent? If they are residential, is the market big enough to ensure your property will be fully rented? To avoid this, make sure you know everything about a property there is to know. Familiarize yourself with the market and the likely renters. Not Planning Enough Every commercial real estate investment needs a plan to make a profit. You need to have a specific plan for how your cash flow will come in every month. Be sure to assess the market conditions and strength of the economy in your area. Will your tenants be retail establishments requiring foot traffic? If so, you need to make sure your property will have foot traffic. Do you need an advertising campaign to let people know of it? If itâs a residential property, how will you ensure tenancy every month? Advertising? Discounts on the first month? You need to crunch numbers on how much cash flow you can reasonably expect. Always be conservative in your estimates. Itâs wise to plan for some vacancies. Draw up an expense and maintenance plan as well. All real estate requires some maintenance, so itâs important to project expenses. Compare these figures with your cash flow to make sure you will be profitable. To avoid this mistake, make sure you plan both for income and expenses. Again, be very conservative in your projections. Some people believe that expense estimates should be doubled both in cost and time to be on the safe side. Repairs and maintenance frequently take more cash and weeks to complete than owners initially expect. Paying More Than the Property Is Worth This may be the most painful mistake of all. If you pay more than your investment is worth, you lose money from the very beginning. That, in turn, can make expanding amenities or maintaining the property harder. Be sure to explore what similar properties in the same neighborhood are going for. Donât just look at one or two. Get a sense of prices in your city and region overall. Look at the economic forecasts for businesses in your area as well. Tenants, both commercial and residential, make plans based on their own financial situation. If technology firms tank and the building is occupied by multiple startups, they may fold. Assuming the Price Will Appreciate Many new commercial real estate investors buy solely to realize appreciation on the property. Thatâs a very bad idea. While real estate appreciation can be very nice, itâs never assured. Property prices fluctuate. They can all go down as well as up. They can also remain stagnant for a number of years. When considering a real estate purchase, always have a plan for ongoing profitability. Thatâs what will get you through the short and long term. If appreciation happens, itâs gravy. To avoid unpleasant surprises about price appreciation, bear in mind the nature of real estate prices. Donât expect 10 years of steadily rising real estate prices to mean that the price will never decline. Not Managing the Property Effectively Many first-time investors may underestimate the time and complexity of property management. You could plan to manage the property yourself, as part of managing your investment. If you can do that, all well and good. If you think none of this affects you yet, youâre wrong again. How you decide to act in the next few minutes will decide the person youâre going to be from now on. So shut the door, ignore unsolicited emails, and let the phone calls go to voicemail. You arenât instantly productive. Why? Because it takes time to acquire the knowledge required to do it, and do it well. Each job has unique nuances, tasks, and needs. And honestly, the biggest secret about a new job really lies in the fact that there is the dreaded learning curve. And you know what? That learning curve isnât fun. In fact, it pretty much sucks. The reason is that no one likes to have their ego cut down at the knees. But thatâs pretty much what a new job does to you. Instead of being well-established, you are now the new kid on the block. You have to learn everyoneâs names, what they do, what you do, and how it all fits together into the company mission and function. Heck, you have to figure out the basics, like where the nearest bathroom is located, let alone the lunch room! And all of this is pretty humbling, especially when you find out the biggest secret about a new job⦠You donât know everything⦠after all. We all become subject matter experts (SMEs) in our current job but after stepping into a new role, thereâs a whole new landscape that opens up which really equates to starting almost all over again. It doesnât mean that you canât find your way through the wilderness to some sense of what your job will be asking you to do. But sometimes, the road getting there is harder for you than others. And a lot of that relies on how the company on-boards you. The more care that the organization places on how to help you through the learning curve to where you and they need you to be, the smoother the transition.
